When a dishwasher supply line failed while a homeowner was away at work, what initially appeared to be a relatively small kitchen water loss quickly revealed extensive hidden moisture beneath the hardwood flooring and kitchen cabinetry.
EMERG+NC Property Rescuers responded to the Fuquay-Varina, NC home after the homeowner discovered water had spread across approximately 12 feet by 12 feet of hardwood flooring in the kitchen. Like many water damage situations, the visible water was only part of the story.
As a local provider of water damage restoration services in Fuquay-Varina and throughout the Triangle, our first priority was identifying the full extent of the damage and determining whether the affected materials could be successfully dried and saved.
Initial Moisture Inspection and Drying Plan
Upon arrival, our technicians performed moisture mapping of the affected areas and found elevated moisture levels throughout the hardwood flooring system. Because hardwood flooring can often be saved when addressed quickly, our team implemented an aggressive structural drying strategy.
Specialty hardwood floor drying mats were installed throughout the kitchen. These systems create negative pressure across the surface of the flooring, helping pull moisture from deep within the hardwood and subfloor. Commercial dehumidifiers were also installed to control the drying environment and accelerate moisture evaporation.
In addition to the equipment inside the home, air movers were strategically placed in the crawlspace beneath the kitchen to address moisture migration below the flooring system.
Our goal was simple: save as much of the existing flooring as possible while following IICRC S500 drying standards and best practices.
Hidden Moisture Beneath Cabinets and Flooring
Over the following days, our team monitored moisture levels and adjusted equipment as needed. While some areas responded to drying efforts, moisture remained trapped beneath portions of the hardwood flooring and kitchen cabinetry.
This is one of the challenges homeowners often cannot see. Water from appliance failures frequently travels beneath flooring materials, behind toe kicks, and under cabinet bases where normal airflow cannot effectively reach.
Despite utilizing specialty hardwood drying equipment, moisture readings indicated that portions of the flooring system and cabinetry could not be dried adequately in place.
At that point, additional demolition became necessary to properly access and remove the trapped moisture.
Hardwood Flooring and Cabinet Removal Required
Based on moisture data, daily monitoring, and industry standards, portions of the hardwood flooring and kitchen cabinets ultimately required removal.
While homeowners understandably hope to avoid demolition, making decisions based on objective moisture readings helps prevent future problems such as:
- Structural deterioration
- Material failure
- Odors
- Mold growth
- Ongoing moisture issues
Our team carefully removed affected materials to expose hidden moisture and allow the structure to dry properly.
