As drying progressed on this large water loss in Raleigh, NC, our technicians made an interesting discovery that significantly impacted the restoration plan.

In many situations, ceramic tile installed directly over a concrete slab can be successfully dried to industry standards without removal. Concrete and tile are generally considered durable materials, and with the proper use of dehumidification equipment, air movement, and psychrometric monitoring, demolition can often be minimized.

However, further investigation revealed that the kitchen tile was not installed directly on the slab. Instead, the tile had been installed over an existing sheet vinyl floor covering. Once moisture becomes trapped between multiple flooring layers, drying becomes much more difficult and often impossible to verify without selective demolition.

To properly address the hidden moisture, portions of the kitchen flooring were removed to expose the affected materials underneath. Additional moisture readings were taken, flood cuts were performed in affected wall areas, and specialized drying equipment remained in place to continue structural drying throughout the property.

This loss affected multiple levels of the home after a water heater draining mishap allowed water to travel from the upper floor into the living areas below. What initially appeared to be a straightforward drying project evolved into a much more complex restoration due to the concealed flooring assembly discovered during the mitigation process.
